Growth of the PropTech Sector in Germany in the first half of 2024 

 

According to the latest report from blackprint, a network and knowledge platform for the construction & real estate sector, the German PropTech sector recorded impressive growth in the first half of 2024: the number of active PropTech startups in Germany rose to 1,090, which corresponds to growth of 22 per cent compared to the 2023 financial year. These figures underline the growing interest and dynamism of the sector despite economic uncertainties and global challenges. 

 

First things first: what is PropTech? 

PropTech (short for property technology) refers to the use of digital technologies to improve, automate or disrupt processes in the property sector. This industry encompasses a wide range of applications, including digital property management, innovative financing models, smart buildings, online property marketplaces and technologies to improve energy efficiency and sustainability. PropTech aims to increase efficiency, reduce costs and optimise the user experience in the real estate industry. 

 
Key trends and segments in the PropTech sector 

Much of this growth is due to startups, with 106 new PropTech startups in the first half of 2024 alone. Energy efficiency remains the dominant segment, with many founders developing their business models and investors particularly keen to invest. This focus on energy efficiency solutions reflects the urgent need for sustainable technologies in the construction and property sector. 

 

Geographical shifts and financing dynamics in the PropTech sector 

An interesting trend is that PropTech startups are increasingly migrating to rural regions. Although major cities such as Berlin, Munich and Hamburg remain important centres, more rural regions are becoming more attractive. This indicates a broader geographical distribution of innovative strength in the PropTech sector. 

 

The financing situation has also developed positively: In the first half of 2024, a total of EUR 1.789 billion in funding was made available to German PropTech startups, which already corresponds to an increase of 60 per cent compared to the previous year as a whole. Venture debt in particular, a form of debt financing, is becoming increasingly important, especially for capital-intensive business models in the field of renewable energies.

The PropTech sector in Germany continues to show robust growth and remarkable resilience. With 1,090 active startups and a strong increase in new startups in 2024, the sector is manifesting itself as a central component of the digital transformation in the construction and property industry.
